PLANNING & ZONING COMMISSION
Date: January 17, 1994
Dear Property Owner:
The Planning and Zoning Commission will hold a public hearing on February 9, 1994, at 2:00
p.m. in the Council Chambers, Memorial Auditorium, 1300 7th Street, Wichita Falls, Texas, to
consider the following:
Request to replat Lot 15, Block 8, Belair Addition Unit 5, Wichita Falls, Texas, into Lot 15-A, Block
8, Belair Addition Unit 5, Wichita Falls, Texas.
State law requires that this notice be sent to adjacent property owners of the area proposed to be
replatted. The replat, if approved, will accomplish the following:
Reduce the building limit line along Stonegate Drive from 25 feet to 15 feet. The building limit
line determines how close a building can be built to the property line.
A copy of Section 212.015(c) of the Local Government Code as amended, be attached for your
information, as well as a map showing the parcel.
In order to have your opinion recorded, please mail or fax (817-761-8877) us your "Reply Form"
before February 7, 1"4. You are welcome to attend the hearing which is open to the public. If you
have any questions, please call the Planning Department at 817/761-7451.

"(c) /f the proposed replat requires a variance and is protested in accordance with this subsection,
the proposed replat must receive, in order to be approved, the affirmative vote of a least three fourths
of the members present of the municipal planning commission or governing body, or both. For a
legal protest, written instruments signed by the owners of a least 20 percent of the area of the lots or
lands immediately adjoining the area covered by the proposed replat and extending 200 feet from
that area, but within the original subdivision, must be filed with the municipal planning commission
or governing body, or both, prior to the close of the public meeting. "
The owner of the proposed replat has not requested a variance, therefore the above provisions
do not apply to this request.
