A tract of land being more commonly known as Lot 16, Block 4, Belair
Addition, Unit 3, an addition to the City of Wichita Falls, Wichita
County, Texas, said tract being more specifically described by metes and
bounds as follows:
Beginning at a 112" iron rod being the point of intersection of the
east right-of-way line of Stonegate Drive and the north right-of-way line
of Eldorado Drive, said 112" iron rod being the most westerly corner of
said Lot 16, Block 4, and also being the place of beginning of this
description;

Thence along the above mentioned east right-of-way line of Stonegate
Drive, and along the west line of said Lot 16, North 33' 50' 56" East
98.72 feet to a 112" iron rod for the most northerly northwest corner of
said Lot 16, and the most northerly northwest corner of this tract;
Thence leaving said east right-of-way line of Stonegate Drive and
along the north line of said Lot 16, South 56° 09' 04" East 80.00 feet to
a 112" iron rod for corner;
Thence continuing along said north line of Lot 16, North 74` 01' 49"
East 86.93 feet to a 112" iron rod lying in the west line of a 20-foot
alley, said 112" iron rod being the northeast corner of said Lot 16, and
the northeast corner of this tract;
Thence along said west line of a 20-foot alley, South 160 06' 47.3"
West. 15.00 feet to a 112" iron rod being the most easterly southeast
corner of this tract;
Thence leaving the west line of said 20-foot alley, South 49' 29' 52"
West 151.23 feet to a 112" iron rod lying in said north right-of-way line
of Eldorado Drive, said 112" iron rod being the most southerly corner of
said Lot 16, and the most southerly corner of this tract;
Thence along said north right-of-way line of Eldorado Drive, North
59° 08' 51" West 100.00 feet to the place of beginning and containing 0.29
acre, more or less
