the owner of a tract of land out of the B. F. Lindsey Survey, Abstract 534, Wichita County, Texas,
more particularly described by metes and bounds as follows:
BEGINNING at a point in the south boundary line of EAST EDEN HILLS, SECTION A, point
being arrived at by the three courses first following:
BEGINNING at the northeast corner of said survey, corner being the northeast corner
of EAST EDEN HILLS, SECTION A;
THENCE south 0°-36' east 1515.6 feet along the east boundary line of said survey
to the southeast corner of EAST EDEN HILLS, SECTION A;
THENCE south 89°-24' west along the south boundary line of EAST EDEN HILLS,
SECTION A, a distance of 166.7 feet to the P. C. of a curve which bears to the right
and has a radius of 770.3 feet;
THENCE to the right along this curve a distance of 23.3 feet to the point of
beginning, point being the northeast corner of this subdivision;
THENCE south 0°-36' east a distance of 33.3 feet to the P. C. of a curve that
bears to the right and has a radius of 397.97 feet;
THENCE to the right along this curve a distance of 63.7 feet;
THENCE north 82°-55' west a distance of 90 feet;
THENCE south 66°-59' west a distance of 98.5 feet;
THENCE north 73°-54' west a distance of 410.6 feet;
THENCE north 36°-09' west a distance of 22.65 feet;
THENCE north 26°-38' west a distance of 87 feet;
THENCE north 26°-55' east a distance of 91.5 feet to the southwest corner of
EAST EDEN HILLS, SECTION A-1;
THENCE to the right along the south boundary of EAST EDEN HILLS, SECTION A-1,
and the south boundary of EAST EDEN HILLS, SECTION A, to the point of beginning, the
first course of which is along a curve which bears to the left and has a radius of
1630' for a distance of 504.7 feet to the P. C. of a curve which bears to the left
and had a radius of 770.3 feet, the second course being to the left along this latter
curve for a distance of 107.1 feet.
Containing 1.98 acre more or less.
do hereby adopt the foregoing plan for subdividing same to be known as EAST EDEN HILLS, SECTION A-2,
an addition to the City of Wichita Falls, Wichita County, Texas, and do hereby dedicate to the use
of the public the alleys as shown thereon, and the utility easements, and subject to the restriction
that no improvements shall be erected upon any lot in such addition, so that any portion of the main
building structure shall be nearer than twenty-five (25) feet to the front property line, and subject
to the further condition that there is reserved to Eden Hills Development Company the right to con-
struct sewers and other utilities in the alleys shown.
