KNOW A.L MEN BY THESE PRESENTS: That Eden Hills Development Company,
a Texas corporation, the owner of a tract of land out of the B. F. Lindsey
Survey, Abstract 534, Wichita County, Texas, more particularly described by
metes and bounds as follows:
B3GINNING at a point in the north boundary line of the
B.F. Lindsey Survey 495 feet west of its northeast corner,
point aeing the northwest corner of East Eden Hills, Section A;
TdENCE along the west boundary line of said East Eden
Hills, Section A for the next four (4) courses the first being
south 235 feet to the P. C. of a curve witn central angle of
5•-0' and a radius of 5,063.93 feet;
THENCE to the left along this curve a distance of 442.08
feet to the P. C. of a curve with central angle of 110-42'
and a radius of 2,222.91 feet;
THENCE to the right along this curve a distance of 686.66
feet;
THENCE S. 120-42' W. a distance of 85.85 feet to a point
on a curve, point being the southwest corner of East Eden
Hills, Section A, and curve being the south boundary line of
East Eden Hills, Section A and having a radius of 1,630 feet;
THENCE to the right along this curve which bears to the

do hereby adopt the foregoing plan for subdividing same to be known as EAST
EDEN HILLS, SEC''ION A-1, an addition to the City of Wichita Falls, Wichita
County, Texas, ::nd do hereby dedicate to the use of the public the streets
and alleys as shown thereon, and the utility easements and the down guy ease-
ments, and subj^ct to the restriction that no improvements shall be erected
upon any lot in such addition, so that any portion of the main building
structure shall be nearer than twenty-five (25) feet to the front property line,
and subject to :he further condition that there is reserved to Eden Hills
Development Com)any the right to cross the streets and alleys or to run on said
streets or in slid streets or alleys shown on said plat, with water pipes and
utility lines.
