KNOW ALL MEN BY THESE PRESENTS: That Eden Hills Development Company,
a Texas corporation, the owner of a tract of land out of the B. F. Lindsey
Survey, Abstract 534, Wichita County, Texas, more particularly described by
metes and bounds as follows:
BEGINNING at the N. E. corner of said survey;
THENCE S. 00-36' E. 1,515.6 feet along the east boundary line of
said survey to a point for a corner;
THENCE S. 890-24' W. 166.7 feet to the P. C. of a curve which
bears to the right and has a central angle of 9'-45' and a radius
of 770.3 feet;
THENCE along said curve 131.03 feet to the P. C. of a curve
which bears to the right and has a central angle of 26'-15' and
a radius of 1630 feet;
THENCE to the right along said curve a distance of. 269.91
feet to a point for a corner;
THENCE N. 120-42' E. 85.85 feet to the P. C. of a curve which
bears to the left and has a central angle of 17°-42' and a radius
of 2,222.91 feet;
THENCE along said curve 686.66 feet to the P. C. of a curve
which bears to the right and has a central angle of 5'-00' and a
radius of 5,063.93 feet;
THENCE along said curve 442.08 feet to a point;
THENCE north 235 feet to a point in the north boundary line of
said survey for a corner;
THENCE east 495 feet to the point of beginning.
Containing 17.3 acres, more or less;
do hereby adopt the foregoing plan for subdividing same to be known as EAST
EDEN HILLS, SECTION A, an addition to the City of Wichita Falls, Wichita
County, Texas, and do hereby dedicate to the use of the public the streets
and alleys as shown thereon, and the utility easements and the down guy ease-
ments, and subject to the restriction that no improvements shall be erected
upon any lot in such addition, so that any portion of the main building
structure shall be nearer than twenty-five (25) feet to the front property line,
and subject to the further condition that there is reserved to Eden Hills
Development Company the right to cross the streets and alleys or to run on said
streets or in said streets or alleys shown on said plat, with water pipes and
utility lines.
