THENCE S 53032' W 312.3 feet to Northeast line of 80-foot wide drainage easement;
THENCE with Northeast line said drainage easement, S 60°25' E 381.5 feet to iron rod;
THENCE N 64°23' E 160.4 feet to Southwest corner Lot 1, Block 3, Newcomb Downs
Section 2;
THENCE N 36028' W 378.9 feet to the place of beginning and containinq 1.935 acres
of land, of which 1.745 acres is in existing platted lots and 0.19 acre is unplatted
land.
The owner of the land shown on the plat and whose name is subscribed hereto, and !
in person or through a duly authorized agent hereby dedicates to the use of the public
forever all streets, all alleys, parks, water courses, drains, easements and public
places thereon shown for the purpose and consideration therein expressed.
