A tract of land being more commonly known as Lot 11, Block 30. Fountain Park, Section 4-8,
an addition to the city of Wichita Falls, Wichita County, Texas, said tract being more
specifically described by metes and bounds as follows:
Beginning at a 1/Z inch iron rod being the point of intersection of the south right-
of-way line of Wendover Street and the east right-of-way line of Lombard Drive, said iron
rod being the northwest corner of said Lot 11, Block 30, Fountain Par!:, Section 4-3, and
also being the northwest corner and place of beginning of this description;
Thence along said south right-of-way line of Wendover Street, North 77- 00' 00" East
76.04 feet to a 1/2 inch iron rod being the northeast corner of said Lot 11, Block 30, and
of this tract;
Thence leaving said south right-of-way line of Wendover Street, and along the east
line of said Lot 11, Block 30, South 13' 00' 00" East 130.00 feet to a 1/2 inch iron rod
being the southeast corner of said Lot 11. Block 30, and of this tract;
Thence along the south line of said Lot 11, Block 30, South 85' 29' 28" West 128.31
feet to a 1/2 inch iron rod Tying in a curve in said east right-of-way line of Lombard
Drive, said iron rod being the southwest corner of said Lot 11, Block 30, and of this tract;
Thence along said east right-of-way line of Lombard Drive, and along a 4.109 degree
curve to the right, having a radius of 1394.54 feet, and a central angle of 03. 07' 40",
a total arc distance of 76.13 feet to a 1/2 inch iron rod being a point of tangency;
Thence continuing along said east right-of-way line of Lombard Drive, North 12. 35'
00" East 46.04 feet to the place of beginning and containing 0.29 acre of land, more or
less.
