being more specifically described by metes and bounds as follows:
Beginning at a point in the South right-of-way line of Prince Edward Drive, a dedicated street, and being
the Northeast corner of Lot 14, Block 48, Fountain Park, Section 3-0, an addition to the City of 'Wichita Falls,
Texas, said point bears North 470 24' 07" West 1690.79 feet from the Southeast corner of said Block 11 for the
Northwest corner and place of beginning of the herein described tract;
Thence South 750 34' East 94.93 feet along the above mentioned South right-of-way line of Prince Edward
Drive to a point for the Northeast corner of this tract; said point also being the point of intersection of the
said South right-of-way line of Prince Edward Drive and the West right-of-way line of McNiel Avenue, a dedicated
street;
Thence along the above said West right-of-way line of McNiel Avenue as follows: South 050 57' West 58.44
feet to a point of curvature; along a 2.036 degree curve to the left, having a radius of 2813.61 feet, a distance
of 81.85 feet to a point for the Southeast corner of this tract:
Thence North 850 43' West 40.00 feet to a point for corner;
