the City of Wichita Falls, Texas, and being more specifically described by metes and
bounds as follows:
Beginning at a point in a curve of the North right-of-way line of MCNiei Avenue
and its intersection with the West right-of-way line of York Street, said point bears
South 230 34' 42" West 1047.05 feet from the Northeast corner of se id Block 3, Denton
County School Lands, said point also being the Southeast corner of the herein described
tract;
Thence along the West right-of-way line of York Street as follows: North 180 56'
East 89.00 feet to a point of curvature; in a Northeasterly direction along a 9.954
degree curve to the right 23.40 feet to a Point in said curve for corner, the bearing,
to the tangent at said point being North 210 15' 45" East, said point also being
the Southeast corner of Lot 12, Block 40, said Fountain Park Section 3-8, for the
Northeast corner of this tract;
Thence North 660 43' West 100.00 feet along the South line of said Lot 12 to a
point for the Southwest corner of said Lot 12 and the Northwest corner of this tract;
Thence South 240 01'West 120.90 feet to a point in a curve of the North right-
of-way line of McNiel Avenue, the bearing to the tangent at said point being South
680 11' 45" East, for the Southwest corner of this tract;
Thence in an Easterly direction along the North right-of-way line of McNiel
Avenue along a 5.656 degree curve to the left 110.00 feet to the place of beginning
