of a certain tract of land aituated in Block 11, Denton County School Land, League 1, A-58, also being Lots
1 and 2, Block 48, Fountain Park, an addition to the City of Wichita Falls, Texas, more particularly described
as follows;
BEGINNING at the intersection of the Southwest R.O.W. of Regina Circle with the Southeast R.O.W. of
Kent Lane;
THENCE S.34"-14'E. 80.0 feet with the Southwest R.O.W. of Regina Circle to the beginning of a curve;

THENCE S.23'-41'W. 59.0 feet with the West line of Lots 11 and 10 and the East line of Lot 2 to the Southeast
corner of Lot 2;
THENCE N.550-04'W. 106.2 feet with the South line of Lot 2 to a point in a curve of the Southeast R.O.W. of
Kent Lane;
THENCE 125.57 feet with a curve to the right (radius 432.21, central angle 16°-38'-46", chord bearing and
distance of N.47°-28'-44"E. 125.07 feet) to the end of said curve;
THENCE N.550-46'E. 84.3 feet with the Southeast R.O.W. of Kent Lane to the place of beginning and containing
0.401 acres of land.
