Whereas Skyline Developers, Inc., 4301 Seymour Road, Wichita Falls, Texas, Phone 692-2331, is
the Owner of a certain tract of land situated in Blocks 2 and 3, Denton County School Land, League
1, A- 58, Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at the intersection of the North right-of-way of McNiel Avenue and the East right-
of-way of York Street, at the S.W. corner of Block 38, Fountain Park, Section 1-B;
THENCE N 18056' E 81.4 feet with the East right-of-way of York Street to the beginning of a curve;
THENCE with anll.11740 curve to the right(central angle of 45°44', radius - 515.37 feet) a distance
of 411.4 feet to the end thereof;
THENCE N 64040' E 107.4 feet to the intersection of the East right-of-way of York Street with the
West right-of-way of Leighton Circle North;
THENCE with a 9.95530 curve to the right (central angle of 46°53', radius = 575.53 feet) a distance
of 470.9 feet to the end thereof;
THENCE S 12020' W 34.3 feet to the intersection of the West right-of-way of Leighton Circle North
with the North right-of-way of McNiel Avenue;
THENCE N 82037' W 390.3 feet to the beginning of a curve;
THENCE with a 5.29180 curve to the right(central angle of 00°27', radius = 1082.80 feet) a distance
of 84.4 feet to the place of beginning and containing 3.608 acres of land.
