Whereas Skyline Developers, Inc., 4301 Seymour Road, Wichita Falls, Texas, Phone
692-2331, is the Owner of a certain tract of land situated in Block 3, Denton County School
Lands A-58, Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at the Northeast corner of Block 40, Section 3-B, Fountain Park, an addition
to the City of Wichita Falls, Texas, at the intersection of the South right-of-way line
of Seymour Road with the West right-of-way line of Picadilly Lane; said point also being
915.0 feet West and 30.0 feet South of the Northeast Corner of Block 3, D.C.S.L., A-58;
THENCE S 16041' E with the West right-of-way line of Piccadilly Lane 176.9 feet to the
beginning of a curve;
THENCE 8.1 feet with a curve to the left which has a radius of 598.5 feet, a central angle
of 00°46'30", and a chord bearing and distance of S 17°05'32" E 8.1 feet;
THENCE S 68*18' W with the South line of Lot 2, Block 40, 126.5 feet to a point;
THENCE N 26009' W with the West lines of Lots 1 and 2, Block 40, 185.0 feet to a point on
the South right-of-way line of Seymour Road;
THENCE N 68018' E 157.0 feet to the place of beginning and containing 0.599 acres of land.
The Owner of land shown on this plat and whose name is subscribed hereto, and in person
or through a duly authorized agent hereby dedicates to the use of the public forever all
streets, alleys, parks, water courses, drains, easements, and public places thereon shown
for the purposes and considerations therein expressed.
