Page 73, Plat Records of Wichita County, Texas, described as follows:
BEGINNING at the intersection of the South Rinht-of-way line of U.S. Hinhway No. 287 (Business) with the North
Right-of-way of a 60-foot wide public road, said point being N 24°31'00" E 111?.n0 feet at right annles from the
center line of the main tract of the Fort Worth & Denvr'r Railroad and said point beinn also South 93.20 feet
and S 65°29'00" E 75.00 feet from the Northwest corner of Block 20, East Side Gardens Addition to the City of
Wichita Falls, Texas according to the plat of said addition as recorded in Vol. 3, Page 73, Plat Perords of
Wichita County, Texas; for the West corner of this tract;
THENCE N 70°47' 00" E alone the South R/W line of said U.S. Highway No. 287, paxallel with and 70.00 feet
at right angles to the centerline of said Highway, a distance of 163.00 feet to the heninnino of a curve to the
right:
THENCE along the South R/W line of said Hinhway, concentric +vith and 70.00 feet at right annles to the center-
line, following said curve to the right with a radius of 1840.00 feet and a central angle Of 2''45'10" for a
distance of 88.40 feet to a point for corner;
THENCE N 16°27'50" W 20.00 feet to a point for corner;
THENCE along the South R/W. line of said Highway, concentric with and 50.00 feet at right annles to the center-
line, following a curve to the right with a radius of 1860.00 feet and a central angle of 15"45'47" for a
distance of 511.72 feet to a point for the Northeast corner of this tract;
THENCE S 00005'30" W along a fence 444.28 feet to a point on the North Right-of-way line of a 60.0 foot wide
public road known as the Old Henrietta Highway for the Southeast corner of this tract;
THENCE N 71043'41" W along the North R/W line of said Public Road 564.28 feet to an angle in said R/W line;
THENCE N 65029'00" W along the North P/'.l line of said public road 220.10 feet to the place of heninning and
containing 4.37 acres of land.
The owner of the lend shown on this plat and whose name is subscribed hereto, and in person or through
a duly authorized agent hereby dedicates to the use of the public forever all streets, alleys, parks, water
courses, drains, easements and public places thereon shown for the purpose and consideration therein expressed.
