BEGINNING on the North R.O.W. line of East Scott Street, also being the Southwest corner
of the herein described tract, out of Block 24 of East Side Gardena Subdivision;
THENCE North 98.0 feet along the West line of Block 24 to the Northwest corner of this tract;
THENCE N.870-57'E. 370.9 feet along the North line of Block 24 to the Northeast corner of this
survey, also being in the Southwesterly R.O.W. line of State Highway No. 240 (Loop 165);
THENCE Southeasterly with said R.O.W. along a 5.202° curve (central angle of 04°-5l'-12", radius
