out of the Robert Evans Survey A-74, and more particularly described by metes and bounds
as follows:
BEGINNING at an iron rod found in the South line of Robert Evans Survey A-74, the East line
of Turtle Creek Road and at the Northwest corner of a tract of land conveyed to Jim Lowder
by deed recorded in Volume 1383, Page 206, Wichita County Deed Records, for the Southwest
corner of this tract;
THENCE N 00' 08' 48" W, with the East line of Turtle Creek Road, a distance of 1093.39 feet
to an iron rod found at the Southwest corner of Lot 2 Chaparral West Addition, an addition
to the city of Wichita Falls as shown on the plat recorded in Volume 23, Page 329, Wichita
County Plat Records, for the Northwest :corner of this tract;
THENCE S 89' 52' 30" E, with the South line of said. Lot 2 and the South line of Lot 1 said
Chaparral West Addition, a distance of 1504.84 feet to a 2" pipe found in West line of
Seymour Highway and at the Southeast corner of said Lot 1 Chaparral West Addition, for the
Northeast corner of this tract;
THENCE S 32' 17' 59" W, with the West line of Seymour Highway, a distance of 1075.72 feet
to an ironrod found, at the beginning of a curve to the right having a radius of 1810.00
feet, for an angle corner of this tract;
THENCE Southwesterly with the West line of Seymour Highway and said curve to the right an
arc length of 28.46 feet (Chord: S 32' 04' 18" W 28.46 feet) to an iron rod found at the
Northeast corner of Lot 2, Vitek Properties Addition, an addition to the city of Wichita Falls
as shown on the plat recorded in Volume 24, Page 54, Wichita County Plat Records, for the
most Easterly Southeast corner of this tract;
THENCE N 56' 56' 03" W. with the North line of said Lot 2, Vitek Properties Addition, a
distance of 150.10 feet to an iron rod found at the Northwest corner of said Lot 2, Vtek
Properties Addition, for an ell corner of this tract;
THENCE S 36' 15' 44" W, with the West line of said Lot 2, Vitek Properties Addition, a
distance of 300.43 feet to an iron rod found in the South line of said Robert Evans Survey
A-74, the North line of said Lowder tract and at the Southwest corner of said Lot 2, Vitek
Properties Addition, for the most Southerly Southeast corner of this tract;
THENCE N 89' 39' 34" W, with the South line of said Robert Evans Survey A-74 and the
North line of said Lowder tract, a distance of 608.64 feet to the PLACE OF BEGINNING and
containing 28.21 ACRES of land.
THEREFORE, the owner of the land shown onthis plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
