A 1,25-acre tract out of Block 14, Denton County School Land Survey, League 1, Wichita County, Texas, being all of that certain
tract described in deed to Cowboy Custard B7, LLC, from Good Partners Limited and Hiawatha Partnership, L.P. in January, 2019,
as recorded on Instrument No. 2019-00944, Wichita County Official Public Records, being more specifically described by metes
and bounds as follows:
BEGINNING at a 1/2-inch iron rod found on the north right-of-way line of Call Field Road, a dedicated public street, being the
southwest corner of said Cowboy Custard tract and the southeast comer of that certain tract described in deed to Mike & Maria
Morris from Kalda Company, LLC, in January, 2003, as recorded in Volume 2441, Page 697, Wichita County Official Public
Records, for the southwest comer and POINT OF BEGINNING of this tract;
THENCE NORTH 00°12'39" EAST 228.05 feet along the west line of said Cowboy Custard tract and the east line of said Morris
tract to a point in an existing building for the northwest corner of this tract;
THENCE leaving the east line of said Morris tract, SOUTH 89°33'40" EAST, passing a 5/8-inch iron rod found at 0.20 feet, and
