WHEREAS the City of Wichita Falls is the owner of a tract of land out of Block 9, Kemp
& Newby Subdivision as recorded in Volume 3456, Page 59, Official Public Records of Wichita
Falls, and more particularly described by metes and bounds as follows:
BEGINNING at an iron rod set in the West line of Windthorst Road at the Northeast corner of
said City of Wichita Falls tract and in the South line of Lot 32A, W. H. Brian Addition as
recorded in Volume 27, Page 1080, Wichita County Plat Records, for the Northeast corner of
this tract, from which an iron rod found at the Southeast corner of said Lot32A bears
S 89' 29' 28" E 16.4 feet;
THENCE S 00' 51' 31" W, with the West line of Windthorst Road and the East line of said
City of Wichita Falls tract, a distance of 386.44 feet to an iron rod found at the most
Easterly Southeast corner of said City of Wichita Falls tract and at the Northeast corner of
Lot 2A, Block 9, Kemp & Newby Subdivision as recorded in Volume 28, Page 771, Wichita
County Plat Records, for the most Easterly Southeast corner of this tract, from which a 4"
pipe fence corner bears N 10' 04' 02" E 4.0 feet;
THENCE with the most Northerly South line of said City of Wichita Falls tract, the North line
of said Lot 2A as follows: N 87' 46' 18" W a distance of 202.86 feet to an iron rod found
at an angle corner of said City of Wichita Falls tract, said Lot 2A and of this tract; and S
80' 16' 10" W a distance of18.61 feet to an iron rod found at an an angle corner of said
City of Wichita Falls tract, the Northwest corner of said Lot 2A and the Northeast corner of
a tract of land conveyed to Shobhan Tilala and Hema L. Pansara by deed recorded in Volume
2592, Page 850, Official Public Records of Wichita County, for an angle corner of this tract;
THENCE with the most Northerly South line of said City of Wichita Falls tract and the North
line of said Tilala/Pansara tract as follows: S 71' 04' 26" W a distance of 189.95 feet to an
iron rod found at an angle corner of said City of Wichita Falls tract, an angle corner of said
Tilala/Pansara tract and the most Southerly Southeast corner of this tract; and N 88' 57'
14" W a distance of 349.00 feet to an iron rod found at an ell corner of said City of Wichita
Falls tract and the Northwest corner of said Tilala/Pansara tract, for the Southwest corner of
this tract;
THENCE N 00' 59' 41" E a distance of 444.01•feet to an iron rod set in the South line of
Lot 20A, W. H. Brian Addition as recorded in Volume 25, Page 391, Wichita County Plat
Records, for the Northwest corner of this tract;
THENCE S 89' 27' 34 E, with the South line of said Lot 20A, the South line of Lots 22 thru
30, W. H. Brian Addition as recorded in Volume 7, Page 95, Wichita County Play Records and
the South line of said Lot 32A, a distance of 747.79 feet to the PLACE of BEGINNING and
containing 7.21 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
