WHEREAS David and Anita Gutierrez are the owners of a 0.13 acre tract of land out of
the John Scott Survey No. 15, A-307, Wichita Falls, Wichita County, Texas as recorded in
Volume 2497, Page 460, Official Public Records of Wichita County, and more particularly
described by metes and bounds as follows:
BEGINNING at an iron rod found in the East line of North Brook Street at the Northwest
corner of a tract of land conveyed to Cantu Services, Inc. as recorded in Volume 3934, Page
58, Official Public Records of Wichita County, said rod being at the Southwest corner of said
Gutierrez tract, for the Southwest corner of this tract;
THENCE N 01' 18' 57" E, with the East line of North Brook Street and the West line of said
Gutierrez tract, a distance of 51.82 feet to an iron rod set at the Northwest corner of said
Gutierrez tract and at the Southwest corner of Lot 1, Rodriquez Subdivison as recorded in
Volume 26, Page 312, Wichita County Plat Records, for the Northwest corner of this tract;
THENCE N 56. 50' 39" E, with the North line of said Gutierrez tract and the South line of
said Lot 1,a distance of 117.85 feet to a spike nail set in the Southwest line of North
Burnett Street, said nail being at the Northeast corner of said Gutierrez tract and at the
Southeast corner of said Lot 1, for the Northeast corner of this tract;
THENCE S 33' 02' 23" E, with the Southwest line of North Burnett Street and the East line
of said Gutierrez tract, a distance of 42.72 feet to an iron rod found at the Southeast
corner of said Gutierrez tract and at the Northeast comer of said Cantu Services, Inc. tract,
for the Southeast corner of this tract;
THENCE S 56` 50' 39" W, with the South line of said Gutierrez tract and the North line of
said Cantu Services, Inc. tract, a distance of 147.10 feet to the PLACE OF BEGINNING and
containing 0.13 acre of land.
THEREFORE, the owners of the land shown on this plat and whose names are subscribed
hereto, and in person or through a duly authorized agent hereby dedicate to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrant that
they have lawful authority to make .such dedications.
