Subdivision and Block 48, Cherokee County School Land, A-33, Wichita Falls, Wichita County,
and more particularly described by metes and bounds as follows:
BEGINNING at a 14" pipe found in the North line of Hampton Road at the Southeast corner
of a tract of land conveyed to the City of Wichita Falls by deed recorded In Volume 4046,
Page 338, Official Public Records of Wichita County, for the Southwest corner of this tract;
THENCE N 04' 35' 41" W, with the East line of said City of Wichita Falls tract, a distance of
97.64 feet to an Iron rod found at the Northeast corner of said City of Wichita Falls tract
and at an ell corner of a tract of land conveyed to City Concrete by deed recorded in
Volume 1912, Page 221, Official Public Records of Wichita County, for an angle corner of this
tract;
THENCE with the East line of said City Concrete tract as follows: N 00' 33' 27" E a distance
of 129.48 feet to an iron rod set at an angle corner of said City Concrete tract and being
an angle corner of this tract; and N 00' 33' 43" E a distance of 169.44 feet to an iron rod
set at an ell corner of said City Concrete tract and being the Northwest corner of this tract;
THENCE S 89' 02' 56" E, with the South line of said City Concrete tract, a distance of
367.49 feet to an iron rod set at an ell corner of said City Concrete tract and being the
Northeast corner of this tract;
THENCE S 00' 20' 00" E, with the West line of said City Concrete tract, a distance of 384.19
feet to a spike nail set in the North line of Hampton Road at an ell corner of said City
Concrete tract, for the Southeast corner of this tract;
THENCE S 89' 03' 58" W, with the North line of Hampton Road; a distance of 364.82 feet to
the PLACE OF BEGINNING and containing 3.31 acres of land.
