LEGAL DESCRIPTION
A 20.00-acre tract out of the Thomas Rivers Survey, Abstract No. 253, Wichita County, Texas, being all
of that certain tract called "Third Tract" in deed to Gerald L. Kiel from the Otis Gerald Kiel Estate in
September, 2014, as recorded in Volume 4022, Page 112, Wichita County Official Public Records, and
being more specifically described by meets and bounds as follows:
BEGINNING at a Mag Nail set on the west line of said Rivers Survey and said Kiel tract and the
centerline of said Wellington Lane 30 feet north of the southwest corner of the lands conveyed to Louis
H. Nel by Edward Deiberman filed for record in Volume 87, Page 388, of the Deed Records of Wichita
County, Texas, said nail also lying on the north right-of-way line of F. M. Highway No. 367 for the
southwest corner and POINT OF BEGINNING of this tract;
THENCE NORTH 660.00 feet along the centerine of said Wellington Lane and the west line of said
Rivers Survey and said Kiel tract to a Mag Nail set in said road being the northwest comer of said Kiel
tract and the southwest comer of a 5.0 Acre tract conveyed to Sharon Mere in Volume 4075, Page 831,
Wichita County Official Public Records, for the northwest corner of this tract;
THENCE leaving the centerline of said Wellington Lane and the west line of said Rivers Survey, EAST
1318.90 feet along the north line of said Kiel tract and the south line of said Mere tract to a 1/2-inch iron
rod set on the west line of a 31.27-acre tract deeded to the McNair Revocable Living Trust in Volume
3434, Page 600, Wichita County Official Public Records, said iron rod being the northeast corner of said
Kiel tract and the southeast Comer of said Mere tract for the northeast comer of this tract;
THENCE SOUTH along the east line of said Kiel tract and the west line of said McNair tract, passing a
1/2-inch iron rod found at 591.25 feet, and crossing over said F. M. 367, for a total distance of 660.00
feet to a point for the southeast corner of this tract;
THENCE WEST 1318.90 feet along the south line of said Kiel tract and the north right-of-way line of said
F. M. 367 to the POINT OF BEGINNING, and containing 20.00 acres, more or less.
