BEGINNING at a highway monument found at the Southeast corner of said Lot 1, said
monument being at the intersection of the Northwest right-of-way line of U. S. 281
Expressway and the North right-of-way line of Rathgeber Road, for the Southeast corner of
this tract;
THENCE N 88' 58' 44" W, with the North right-of-way line of Rothgeber Road and the South
line of said Lot 1, a distance of 148.62 feet to a highway monument found at the Southwest
corner of said Lot 1, said monument being at the intersection of the North right-of-way line
of Rothgeber Road and the Northeast right-of-way line of Old Jacksboro Highway, for the
Southwest corner of this tract;
THENCE N 13' 54' 27" W, with the Northeast right-of-way line of Old Jacksboro Highway and
the West line of said Lot 1, a distance of 553.40 feet to a set iron rod, and continuing on
the some course for a total distance of 688.12 feet to a found iron rod at the intersection
of the East right-of-way line of Old Jacksboro Highway and the East right-of-way line of
Ditto Lane, for an angle corner of this tract;
THENCE N 01' 05' 32" E, with the East right-of-way line of Ditto Lane, a distance of 379.38
feet to a found iron rod at the Southwest corner of a tract of land conveyed to TXU Electric
Delivery Co. as recorded in Volume 2315, Page 126, Official Public Records of Wichita County,
for the Northwest corner of this tract;
THENCE N 70' 38' 49" E, along the South line of said TXU Electric Delivery Co. tract, a
distance of 956.01 feet to a found Tesco Monument in the West right-of-way line of U. S.
281 Expressway and the East line of said Lot 1, for the Northeast corner of this tract;
THENCE S 21' 22' 38" W. along the West right-of-way line of U. S. 281 Expressway, a
distance of 207.09 feet to a found highway monument, for an angle corner of this tract;
THENCE S 25' 43' 41" W, continuing along the West right-of-way line of U.S. 281 Expressway,
a distance of 160.60 feet to a found highway monument, for an angle corner of this tract;
THENCE S 29' 46' 10" W, continuing along the West right-of-way line of U.S. 281 Expressway,
a distance of 273.28 feet to a found highway monument, for an angle corner of this tract;
THENCE S 21' 38' 55" W, with the Northwest line of U. S. 281 Expressway and the East line
of said Lot 1, a distance of 345.83 feet to a set iron rod, and continuing on the same
course for a total distance of 852.07 feet to the PLACE OF BEGINNING and containing 14.22
acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto and in person or through a duly authorized agent, hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
he has lawful authority to make such dedications.
