WHEREAS, Robin J. Gillman, is the owner of all that certain 1.603 acres of land, which is the some property
conveyed to Robin J. Gillman in deed recorded in Volume 1735, Page 24 recorded in the Deed Records of Wichita
County, Texas (D,R.W.C.T.), in the Denton County School Lands, League No. 2, Block No. 7, Wichita County, Texas
and more particularly described by metes and bounds as follows: (all bearings shown hereon are based on the
north right—of—way line of Seymour Highway (also known as Highway 82-277, right—of—way 100') as described in
the said Gillman tract);
BEGINNING at a 1/2" iron rod found for the southwest corner of said Gillman tract, common to the intersection of
the north right—of—way line of said Seymour Highway and Parker Ranch Road (apparent 60' right—of—way);
THENCE North 00' 03' 00" East — 383.18' (called 383.28') along the east right—of—way line of said Parker Ranch
Road to the northwest corner of the herein described tract (telephone pedestal at corner), common to the most
westerly southwest corner of Tract One, conveyed to FCB JCB, LLC, in the deed recorded in Volume 3322, Page
315, in the D.R.W,C.T.;
THENCE South 89' 32' 00" East — 149.28' (called 149.50') to 1/2" iron rod with a cap stamped "SPRY" set for
the northeast corner of the herein described tract;
THENCE South 22' 51' 00" East passing at a distance of 57.46' a 1/2" iron rod with a yellow cap found for the
northwest corner of a 0.9088 acre tract conveyed to Kristie Bolin and Clay Bolin, in the deed recorded in Volume
3773, Page 804, in the D.R.W.C.T., continuing along the common line of said Gillman and Bolin tract for a total
distance of — 288.23' to a 1/2" iron rod with a yellow cap found for the southeast corner of the herein described
tract, common to the southwest corner of said Bolin tract, in the north right—of—way line of said Seymour
Highway,
THENCE South 66' 01' 00" West — 286.25' (called 286.49') along the north right of way line of said Seymour
Highway to the POINT OF BEGINNING and containing 1.603 acres of land.
NOW THEREFORE, KNOW ALL PERSONS BY THESE PRESENTS:
