BEGINNING at an iron rod set in the South line of a tract of land conveyed to the City of
Wichita Falls by deed recorded in Volume 1425, Page 377, Wichita County Deed Records, said
rod being in the West line of Lawrence Road, said rod also bears N 89' 37' 46" W 5.25 feet
from an iron rod found, for the Northeast corner of this tract;
THENCE S 00' 09' 18' W along the West line of Lawrence Road, a distance of 16.60 feet to
an iron rod set at the beginning of a curve to the left with a radius of 577.00 feet;
THENCE Southeasterly with said curve an arc distance of 236.29 feet to on iron rod set on
said curve (chord of this arc segment is S 11' 22' 58" E 234.64 feet), for the Southeast
corner of this tract;
THENCE S 64' 12' 41" W a distance of 48.14 feet to an 'X' found in concrete;
THENCE N 89' 41' 05' W a distance of 278.42 feet to an 'X" found in concrete at the
Northwest corner of Lot 2, Block 214-A, Highland Addition as recorded in Vol. 27, Page 1583,
Wichita County Plat Records, for the most Southerly Southwest corner of this tract;
THENCE N 00' 17' 18" E a distance of 101.69 feet to an iron rod set for an ell corner of
this tract;
THENCE West a distance of 132.92 feet to an iron rod set for the most Westerly Southwest
corner of this tract;
THENCE North a distance of 166.98 feet to an iron rod set in the South line of the above
referenced City of Wichita Falls tract, for the Northwest corner of this tract;
THENCE S 89' 37' 46" E with the South line of said City of Wichita Falls tract, a distance of
407.92 feet to the PLACE OF BEGINNING and containing 2.29 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
hereto and in person or through a duly authorized agent, hereby dedicates to the use of the
public forever all streets, alleys, parks, water courses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
it has lawful authority to make such dedications.
