WHEREAS Mike and Bobbie Pence are the owners of 0.435 acre of land out of Block 3,
Kemp & Newby Subdivision of Cherokee County School Land, Wichita Falls, Wichita County,
Texas, and more particularly described by metes and bounds as follows:
BEGINNING at the intersection of the centerline of Joyce Lane extended with the North line of
Lot 2, Ozee Addition as recorded in Volume 24, Page 369, Wichita County Plat Records, for
the Southeast corner of this tract;
THENCE N 89' 54' 08" W, with the North line of said Lot 2, a distance of 161.90 feet to on
iron rod found at an ell corner of said Lot 2, said rod being In the East line of Lot 1 of
said Ozee Addition, for the Southwest corner of this tract;
THENCE N 00' 02' 28" E, with the East line of said Lot 1, a distance of 49.81 feet to an
iron rod found at the Northeast corner of said Lot 1, said rod also being the Southeast
corner of a tract of land conveyed to Keith Veitenheimer by deed recorded in Volume 2020,
Page 280, Official Public Records of Wichita County, for an angle corner of this tract;
THENCE N 01' 09' 38" W, with the East line of said Veitenheimer tract, a distance of 67.15
feet to an iron rod set at the Southwest corner of a tract of land conveyed to Marlene G.
Henderson by deed recorded in Volume 1981, Page 576, Official Public Records of Wichita
County, for the Northwest corner of this tract;
THENCE S 89' 50' 36" E, with the South line of said Henderson tract, a distance of 162.80
feet to the Southeast corner of said Henderson tract, said corner being in the centerline of
Joyce Lane, for the Northeast corner of this tract;
THENCE S 00' 12' 30" E, with the centerline of Joyce Lane and with the extension of said
centerline, a distance of 116.78 feet to the PLACE OF BEGINNING and containing 0.435 ocre
of land.
THEREFORE, the owners of the land shown on this plot and whose names are subscribed
hereto and in person or through a duly authorized agent, hereby dedicate to the use of the
public forever all streets, alleys, parks, water courses, drains. e_s=—
