iron rod set at the Southwest corner of said Lot 12 and the Southwest corner of this tract;
THENCE N 00' 24' 41" W, with the West line of said Lots 12 and 11, a distance of 206.39
feet to an iron rod found at the Northwest corner of said Lot 11 and the Northwest of this
tract;
THENCE N 42' 28' 35" E, with the Northwest line of said Lot 11, a distance of 108.06 feet to
an iron rod found in the Southwest line of Eagle Ridge Circle at the North corner of said Lot
11 and the North corner of this tract;
THENCE S 47' 31' 50" E, with the Southwest line of Eagle Ridge Circle and the Northeast line
of Lot 11, a distance of 84.91 feet to an iron rod found at the East corner of said Lot 11
and the North corner of said Lot 12, for an angle corner of this tract;
THENCE S 47' 36' 36" E, with the Southwest tine of Eagle Ridge Circle and the Northeast line
of Lot 12, a distance of 85.02 feet to the PLACE OF BEGINNING and containing 0.76 acre of
land.
THEREFORE, the owners of the land shown on this plat and whose names are subscribed
hereto, and in person or through a duly authorized agent hereby dedicate to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrant that
