WHEREAS, Milburn Bates, Jr., is the owner of a 7.235 acre tract of land out of Unit
64, Wichita Valley Farms, Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at an iron rod set in the center of an irrigation ditch on the North line of the
G. D. Broyles original 33.45 acre tract, said rod being S 820 19' 47" W 380.0 feet from its
Northwest corner in the East line of Unit 64;
THENCE S 010 42, 24" E 1136.27 feet to an iron rod set at the Southeast corner of this tract
in the North line of Willow Road as shown on Wichita Valley Farms, recorded at Volume 3, Page
150, Wichita County Plat Records;
THENCE Northwesterly with a curve to the left having a radius of 1364.76 feet, a central
angle of 100 09,17" and a long chord bearing N 530 41,20" W for an arc distance of 241.88 feet
to an iron rod;
THENCE continuing Northwesterly with a curve to the left having a radius of 1417.52 feet,
a central angle of 060 16' 57" and a long chord bearing N 610 54' 32" W for an arc distance
of 155.43 feet to an iron rod set at the Southwest corner- of this tract;
THENCE N 010 42' 24" W 879.18 feet to an iron rod set in the center of an irrigation ditch
at the Northwest corner of this tract;
THENCE with the center of irrigation ditch N 820 49' 47" E 326.6 feet to the PLACE OF
BEGINNING and containing 7.435 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name is subscribed
thereto, and in person or through a duly authorized agent, hereby dedicates to the use of
the public forever, all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and consi eratia s her-p-pin expressed.
