Being a 10.78 acre tract of land situated in the J.R. McDowell Survey, Abstract No. 194, Wichita
County, Texas and being a portion of the Jerry Vieth tract as recorded in Volume 1775, Page 763,
Official Public Records Wichita County, said 10.78 acres being more particularly described by metes
and bounds as follows:
Beginning at a found 1/2 inch iron rod in the south line of Rathgeber Road for the northeast corner of
Lot 1, Block 1, Parkstone Addition, an addition to the City of Wichita Falls as recorded in Volume 27,
Page 1062, Wichita County Plat Records;
Thence North 00°22'39" East a distance of 29.86 feet to a found PK nail in the centerline of
Rathgeber Road;
Thence South 89"37'44" East with the Rathgeber Road centerline a distance of 280.00 feet to a
found PK nail;
Thence South 00022'55" West a distance of 1242.95 feet to a set 112 inch iron rod for corner;
Thence North 89038'54" West a distance of 779.94 feet to a point in the centerline of Professional Dr.
for corner;
Thence North 00*20'17" East with the Professional Dr, centerline a distance of 243,25 feet to a point
for corner;
Thence South 89°39'20" East, at 30.00 feet passing a found 1/2 inch iron rod for the southwest
corner of said Lot 1, Block 1, Parkstone Addition and continuing with the Lot 1 south line, in total a
distance of 500.19 feet to a found 1/2 inch iron rod for the southeast corner of said Lot 1, Block 1;
Thence North 00022'39" East with the Lot 1 east line, at 964.74 feet passing a set 1/2 inch iron rod
for north west corner of Lot 2, in total a distance of 969.88 feet to the Point of Beginning and
Containing 469,623 square feet, 10.78 acres of land, more or less.
THEREFORE, the Owners of the land shown on this plat and whose name is subscribed thereon
and in person or through a duly authorized agent, hereby dedicates to the use of the public forever
all streets, alleys, parks, water courses, drains, easements and public places thereon shown for the
