WHEREAS, City View Independent School District is the owner of 74.19 acres out of G. W. Scott
Survey A-254, Wichita Falls, Texas, described by metes and bounds as follows:
BEGINNING at an iron rod found at the Southeast corner of Lot 1-8, Forest Addition, as shown on
plat recorded in Volume 25, Page 117, Wichita County Plat Records, and also being in the West
right—of—way line of City View Lane, said Iron rod also being 30.0 feet West of the East line of the
said G. W. Scott Survey;
THENCE South with the West line of City View Lane, at 741.87 feet pass the Northeast corner of
Lot 10, Forest Addition and continuing on the same course, in all a distance of 1057.28 feet to a
PK nail set in concrete at the Northeast corner of a tract of land conveyed to Billie and Dorcia
Edgin as recorded in Volume 1518, Page 233, Wichita County Deed Records, for the Southeast
corner of this tract;
THENCE S 89' 59' 20" W with the North line of said Edgin tract, a distance of 628.32 feet to a
point from which a 4" pipe fence corner bears N 89' 59' E 0.25 foot, said point also being in the
Northwest line of the Northside Irrigation Canal and also being the Northwest corner of a 3.213 acre
tract conveyed to Fred C. Schmoker as recorded in Volume 1739, Page 531, Wichita County Official
Records, said point also being in the Southwest line of said Lot 10, Forest Addition;
THENCE with the North right—of—way line of said Northside Irrigation Canal and the Southwest line
of said Lot 10, as follows: N 39' 45' 00" W a distance of 51.72 feet to a point; and N 50' 15' 00" E
a distance of 15.00 feet to a point at the beginning of a curve to the left having a radius of
1225.92 feet;
THENCE in a Northwesterly direction with said curve to the left, at 410.46 feet pass the Northwest
corner of Lot 10, Forest Addition, and continuing with said curve, in all a distance of 640.71 feet
to a point at the end of the curve (chord bearing of this curve segment is N 54' 43' 21" W 633.45
feet);
THENCE S 20' 18' 18" W a distance of distance of 5.0 feet to the beginning of a curve to the left
having a radius of 1220.92 feet;
THENCE in a Northwesterly direction with said curve to the left for an arc distance of 160.99 feet
to a point at the end of the curve (chord bearing of this curve segment is N 73' 28' 21" W 160.87
feet), and the beginning of a curve to the left having a radius of 1029.93 feet;
THENCE is a Westerly direction with said curve to the left for an arc distance of 668.95 feet to a
point at the end of the curve (chord bearing of this curve segment is S 83' 07' 43" W 657.25 feet);
THENCE S 24' 23' 24" E a distance of 10.00 feet to a point at the beginning of a curve to left
having a radius of 1019.93 feet;
THENCE is a Southwesterly direction with said curve to the left for an arc distance of 50.95 feet
to a point at the end of the curve (chord bearing of this curve segment is S 64' 10' 44" W 50.94
feet)
THENCE S 62' 44' 53" W with the said Canal right—of—way line a distance of 536.41 feet to an
iron rod found for the most Easterly Southwest corner of this tract;
THENCE N 00' 21' 56" W with fence, a distance of 1851.01 feet to a 4" pipe fence corner at the
Northeast corner of a 10.0 acre tract conveyed to David and Mary Bowling in Volume 1351, Page
480, Wichita County Deed Records, said pipe also being in the South line of a 28.453 acre tract
conveyed to James and Aloverta Cyrus in Volume 1571, Page 177, Wichita County Deed Records, for
the Northwest corner of this tract;
THENCE S 79' 23' 21" E with fence, a distance of 1506.79 feet to an iron rod found at a fence
corner at the Northwest corner of Lot 1—A, forest Addition, as recorded in Volume 25, Page 117,
Wichita County Plat Records, for the most Westerly Northeast corner of this tract;
THENCE S 00' 00' 30" W with the fenced West line of said Lot 1—A, a distanceof 424.56 feet to
an iron rod found at a fence corner at the Southwest comer of said Lot 1—A,_ for ari ell corner of
this tract;
THENCE S 79' 22' 21" E with the fenced South line of Lot 1—A and Lot 1—B, a distance of 1042.54
feet to the PLACE OF BEGINNING and containing 69.19 acres of land.
The owner of the land shown on this plat and whose name is ascribed hereto, and in person
or through a duly authorized agent, hereby dedicates to the use of the public forever all streets,
alleys, parks, water courses, drains, easements and public places thereon shown for the purposes
and consideration therein expressed.
