distance of 40.23 feet to on iron rod found at a point of compound curvature;
In a Southeasterly direction along a curve to the right, having a radius of 25.0 feet, a central angle of 95'34'19", for an are
distance of 41.70 feet to an iron rod found at a point of tangency;
S 00' 19' 00" E a distance of 88.69 feet to the PLACE OF BEGINNING and containing 0.669 acre of land.
