WHEREAS the City of Wichita Falls is the owner of a tract of land out of the E. A. Austin
Survey, A-701, Wichita Falls, Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at an iron rod found at the most Easterly Southeast corner of Lot 1, Block 1, Beverly
Shopping Center, as recorded in Volume 23, Page 285, Wichita County Plat Records, said iron rod being
in the West line of Beverly Drive, for the Northeast corner of this tract;
THENCE S 070 42' E with the West line of Beverly Drive a distance of 168.31 feet to an iron rod found at
the beginning of curve to the left having a radius of 726.4 feet (long chord S 060 27' W 98.35 feet);
THENCE in a Southwestedy direction with said curve to the left an arc distance of 98.43 feet to an N" found
in concrete at the Southeast corner of this tract;
THENCE West a distance of 234.05 feet to an iron rod found for the Southwest corner of this tract;
THENCE N 000 07' E, at 64.0 feet pass the most Southeasterly Southeast corner of Lot 1, Bevedy Shopping
Center, and continuing on same course, in all a distance of 264.0 feet to an iron rod found at an ell corner
of Lot 1, for the Northwest corner of this tract;
THENCE N 890 52' E a distance of 222.0 feet to the PLACE OF BEGINNING and containing 1.427 acre of
land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of the public
forever all streets, alleys, parks, water courses, drains, easements and public places thereon
shown for the purposes and considerations therein expressed.
