Subdivision, an addition to the city of Wichita Falls, Texas, described by metes and bounds
as follows:
BEGINNING at a 1/2" iron rod found at an angle point in the South line of said Cimarron
subdivision, "Villa Colina", an addition to the City of Wichita Falls, Texas, said point also
being the Northwest corner of Cimarron Subdivision, "The Bluffs at Turtle Creek", Phase
One, and addition to the City of Wichita Falls, Texas, said iron rod bears S 75' 23' 25" W
8135.79 feet from the Northeast corner of said Robert Evans Survey, for the Northeast
corner and Place of Beginning of this description;
THENCE S 10' 11' 00" W 259.56 feet along he West line of said Cmarron Subdivision, "The
Bluffs at Turtle Creek", to a 1/2" Iron rod found at the Southwest corner of Tortuga Trail,
a dedicated Street, for the Southeast comer of this tract;
THENCE N 79' 18' 00" W 64.19 feet to a 1/2" Iron rod found;
THENCE N 58' 54' 30" W 779.21 feet to a 1/2" iron rod in the East right—of—way line of
the Fort Worth and Denver Railroad for the Southwest corner of this tract;
THENCE along said West right—of—way line of the Fort Worth and Denver Railroad as follows:
N 04' 41' 00" E 33.89 feet to an iron rod found at a point of curvature, the bearing
of the tangent to the curve at said iron rod bears S 04' 12' 36" W;
In a Northerly direction along said curve to the left, having a radius of 2969.79 feet
and a central angle of 01' 44' 36", a distance of 90.36 feet to a fence corner for
the Northwest corner of this tract, said fence corner being in the South line "Villa
Colina", the bearing of the tangent to the curve at said point bears N 02' 28' 00" E
THENCE along said South line of "Villa Colina' as follows:
N 54' 47' 30" E 125.30 feet to a 1/2" Iron rod found.
S 85' 51' 00" E 59.47 feet to a 1/2" iron rod found.
S 38' 22' 00" E 58.54 feet to a point for corner, from which a 3" pipe bears
N 50' 15' 00" E-15.1 feet;
S 44' 25' 00" E 89.00 feet to a 1/2" iron rod found.
S 64' 41' 17" E 561.92 feet to the PLACE OF BEGINNING and containing 4.48
acres, more or less.
The owner of the land shown on this plat and whose name is ascribed hereto, and in
person or through a duly authorized agent, hereby dedicates to the use of the public forever
all streets, alleys, parks, water courses, drains, easements and public places thereon shown
for the purposes and consideration therein expressed.
