BEGINNING at an iron rod set at the Northwest corner of Lot 1, Reaves Subdivision of part of the J.A.
Scott Survey No. 7, A-295, and J A Scott Survey No. 6, A-301, Wichita Falls, Wichita County, Texas,
as shown on amended plat of record at Volume 24, Page 371, Wichita County Plat Records also being
the Southwest corner of a tract conveyed to Joe Pavlas by deed recorded at Volume 1115. page 693,
Wichita County Deed Records,
THENCE with North line of Lot 1, N 89" 43' E - 195 32 feet to an iron rod set at the Southwest corner
of 0,06 acre conveyed from Albert Joe Pavlas to the City of Wichita Falls by deed recorded at Volume
1578, Page 847,
THENCE N 33° 18' E - 72.1 feet to an iron rod set at the Northwest comer of said 0.06 acre in the
Southwest right-of-way of F.M. Highway 2380,
THENCE with said right-of-way line N 49° 36' W - 6 4 feet to an iron rod set at the beginning of a curve
to the right having a radius of 1044.93 feet;
THENCE Northwesterly with said curve for an arc distance of 367 0 feet to an iron rod set for the North
corner of this tract in the East right-of-way line of Lake Road, said rod being 90 feet Southwesterly from
the center line of F M Highway 2380 and S 00' 04' 30" W - 81.8 feet from an iron rod found at the North
corner of aforementioned Pavlas Tract; (long chord of this curve segment is N 386 57' 40"W - 365.14
feet)
THENCE with East line of Lake Road, S 00° 04' 20"W - 349,3 feet to the PLACE OF BEGINNING and
containing 0.98 acre of land.
The owner of the land shown on this plat and whose name is subscribed hereto, and in person
or through a duly authorized agent, hereby dedicates to the use of the public forever all streets alleys,
parks, water courses, drains, easements and public places therein shown for the purposes and
