A 0.537-acre tract of land out of Block 8, Denton County School Lands, League 1, A-58, Wichita County, Texas, and out o1
that certain tract of land deeded to Lake Wellington Development Company as recorded in Volume 1750, Page 396 of the
Wichita County Deed Records, being all of Lots 14 & 15, Block 3, Lake Wellington Estates, Phase Five, an addition to the City
of Wichita Falls, Texas, as recorded in Volume 27, Pages 761-762 of the Wichita County Plat Records, and being more
specifically described by metes and bounds as follows:
BEGINNING at aY-inch iron rod in the north right-of-way line of Lake Wellington Parkway, a dedicated street, said iron rod
being the southwest corner of said Lot 14 and the southeast corner of Lot 13, Block 3, Lake Wellington Estates, Phase Two,
an addition to the City of Wichita Falls, Texas, as recorded in Volume 27, Pages 350-351 of the Wichita County Plat Records
for the southwest corner and PLACE OF BEGINNING of this tract;
THENCE NORTH 17°35'37" EAST 213.24 feet along the east line of said Lot 13 to a Y2-inch iron rod being the northwest corner
of said Lot 15 and the southwest comer of Lot 16 of said Block 3 for the northwest corner of this tract;
THENCE leaving the east line of said Lot 13, SOUTH 72°24'23" EAST 130.28 feet along the north line of said Lot 1.5 and the
south line of said Lot 16 to a Yz-inch iron rod in the west right-of-way line of Stirling Street, a dedicated street, said iron rod being
the northeast corner of said Lot 15 and the southeast corner of said Lot 16 for the northeast corner of this tract;
THENCE leaving the south line of said Lot 16, SOUTH 17°39'52" WEST 87.91 feet along said west right-of-way line to a Y-inch
iron rod being a point of curvature in the east line of said Lot 14 and in said west right-of-way line for a point of curvature in the
east line of this tract;
THENCE in a southerly direction along said west right-of-way line, along the east line of said Lot 14, and along a curve to the
left having a radius of 180,98 feet, an arc length of 58.13 feet, and whose chord bears SOUTH 08"28'23" WEST 57.88 feet to
a Y2-inch iron rod being the point of intersection of the west fight -of -way line of said Stirling Street with the north right-of-way lino
of said Lake Wellington Parkway and being the southeast corner of said Lot 14 for the southeast corner of this tract;
THENCE in a westerly direction along said north right-of-way line, along the south line of said Lot 14, and along a curve to the
left having a radius of 739.93 feet, an arc length of 155.42 feet, and whose chord bears SOUTH 81 °31'12" WEST 155.14 feet
to the PLACE OF BEGINNING and containing 0.537 acres of land, more or less.
