FIELD NOTES
A 0.682-acre tract of land out of Block 8, Denton County School Lands, League 1, A-58, Wichita County, Texas, and out of
that certain tract of land deeded to Lake Wellington Development Company as recorded in Volume 1750, Page 396 of the
Wichita County Deed Records, being all of Lots 2, 3, & 4, Block 1, Lake Wellington Estates, Phase One, an addition to the City
of Wichita Falls, Texas, as recorded in Volume 27, Pages 337-338 of the Wichita County Plat Records, and being more
specifically described by metes and bounds as follows:
BEGINNING at a Y2-inch iron rod being the northwest Comer of said Lot 2 and being at the point of intersection of the south
right-of-way line of Lake Wellington Parkway, a dedicated street, with the east right-of-way line of Barnett Road, also a
dedicated street, from which iron rod the southwest corner of said Block 8 bears SOUTH 00"16'56 WEST 1053.69 feet and
NORTH 89"43'04" WEST 35.00 feet, said iron rod being the northwest corner and PLACE OF BEGINNING of this tract;
THENCE SOUTH 89'43'04" EAST 130.00 feet along the south right-of-way line of said Lake Wellington Parkway to a Y2-inch
iron rod at the point of intersection of the South right-of-way line of said Lake Wellington Parkway with the west right-of-way line
of Bradford Court, a dedicated street, said rod being the northeast corner of said Lot 3 for the northeast corner of this tract;
THENCE leaving the south right-of-way line of said Lake Wellington Parkway, SOUTH 00"16'56" WEST 37.13 feet along the
east line of said Lot 3 and the west right-of-way line of said Bradford Court to a Y2-inch iron rod for a point of curvature in the
east line of this tract;
THENCE along Said east line and said west right-of-way line and along a curve to the left having a radius of 50.00 feet, an arc
length of 77.95 feet, and whose chord bears SOUTH 44"22'50" EAST 70.29 feet to a Y2-inch iron rod being the northeast corner
of said Lot 4 and the northwest corner of Lot 5 of Said Block 1 for an angle point in the east line of this tract;
THENCE leaving the right-of-way line of said Bradford Court, SOUTH 01'05'18" WEST 101.75 feet along the east line of said
Lot 4 and the west line of said Lot 5 to a Y2-inch iron rod in the north line of Lot 1 of said Block 1, said iron rod being the
southeast corner of said Lot 4 and the Southwest corner of said Lot 5 for the southeast corner of this tract;
THENCE leaving the west line of said Lot 5, NORTH 88"28'43" WEST 178.02 feet to a Y-inch iron rod in the east right-of-way
line of said Barnett Road being the southwest corner of said Lot 2 and the northwest comer of said Lot 1 for the southwest
corner of this tract;
THENCE leaving the north line of said Lot 1, NORTH 00'16'56" EAST 185.02 feet along the west line of said Lot 2 and the
