BEGINNING at an iron rod found at the Southeast comer of Lot 3, Block 2, Bridge Creek Estates, as recorded at
Volume 27, Page 342, Wichita County Plat Records, said rod also being in the East line of said Block 26, Denton
County School Land and being the Northeast corner of this tract;
THENCE S 00' 00' 15" E with the East line of Block 26 and the West line of a 40, drainage and utility easement a
distance of 1112.02 feet to an iron rod set for the Southeast comer of this tract, said iron rod being in the North
right-of-way line of James Street, a dedicated street;
THENCE S 89' 59' 45' W along said North right-of-way line, a distance of 38.19 feet to an iron rod set for the
beginning of a curve to the left having a radius of 302.44 feet;
THENCE in a Southwesterly direction along said right-of-way line and said curve to the left (chord=S76'05'03"W,
145.43 feet) an arc distance of 146.87 feet to an iron rod set for the end of said curve;
THENCE S 62• 10. 21" W continuing along said North right-of-way line, a distance of 23.18 feet to an iron rod set
for the most Southern corner of this tract, said rod being in the East right-of-way line of Bridge Creek Drive, a
dedicated street;
THENCE along said East right-of-way line as follows:
N 39' 40' 58' W a distance of 10.83 feet to an iron rod set for an angle comer of this tract;
N 35' 49' 48" W a distance of 189.41 feet to an iron rod set for the beginning of a curve to the left having a
radius of 282.00 feet;
In a Northwesterly direction along said curve to the left (chord=N70'23'44"W, 319.98 feet) an arc distance of 340.25
feet to an iron rod set for the end of said curve;
S 75' 02' 20"W a distance of 53.58 feet to an iron rod set for the beginning of a curve to the right having a
radius of 295.89 feet;
In a Northerly direction along said curve to the right (chord=N65'32'48"W, 375.73 feet) an arc length of 407.09 feet
to an iron rod set for the most Westerly Southwest comer of this tract, said rod also being the Southwest comer
of Bridge Creek Estates, Section 3, as shown on a plat recorded in Volume 27, Page 1171, Wichita County Plat
Records, said rod also being in the centerline of a 30 foot wide water line easement as recorded at Volume 437,
Page 31, Wichita County Deed Records;
THENCE leaving said East right-of-way line of Bridge Creek Drive, N 63' 03' 30" E along the centerline of said 30
foot water line easement and along the South line of said Section 3 a distance of 642.13 feet to an iron rod set
for an angle comer of this tract, said rod being the Southeast comer of said Section 3;
THENCE N 00' 08' 00" E along the East line of said Section 3, a distance of 286.94 feet to an iron rod set for an
ell comer of this tract, said rod being in the South right-of-way line of Candlewood Circle, a dedicated street;
THENCE S 89' 52' 00" E along said South right-of-way line a distance of 0.99 feet to an iron rod set for an ell
corner of this tract;
THENCE N 00' 08' 00" E. continuing along the East line of said Section 3, a distance of 170.00 feet to an iron rod
set for the most Northerly Northwest corner of this tract, said rod being the Northeast corner of said Section 3;
THENCE S 89. 52' 00" E a distance of 438.30 feet to the PLACE OF BEGINNING and containing 14.370 acres of
land.
