WHEREAS, JACK G. McCULLOCH, is the owner of a certain 8.418 acre tract of land out
of Block 26, Denton County School Land, League No. 1, A-58, Wichita Falls, Wichita County,
Texas, and being more specifically described by metes and bounds as follows:
BEGINNING at an iron rod set in the East right-of-way line of Bridge Creek Drive, a
dedicated street, said rod being at the Southwest comer of Lot 1, Block 2, Bridge Creek
Estates, as recorded at Volume 27, Page 363, Wichita County Plat Records for the Northwest
comer and PLACE OF BEGINNING of this description;
THENCE S 89' 52' 00" E at 325.00 feet pass the Southeast comer of said Lot 1,
Block 2 and continuing on some course a total distance of 608.31 feet to an iron rod set
for the Northeast comer of this tract;
THENCE S 00' 08' 00" W a distance of 170.00 feet to an iron rod set for an all
comer of this tract;
THENCE N 89' 52' 00" W a distance of 0.99 feet to an iron rod set for an ell corner
of this tract;
THENCE S 00' 08' 00" W a distance of 286.94 feet to an iron rod set on the
centerline of a 30 foot water line easement as recorded at Volume 437, Page 31, Wichita
County Deed Records for the Southeast corner of this tract;
THENCE S 63' 03' 30" W along the centerline of the above said 30 foot water line
easement a distance of 642.13 feet to an iron rod set in a curve to the right in the above
mentioned East right-of-way line of Bridge Creek Drive for the Southwest comer of this
tract, the bearing of the tangent to said curve bears N 26' 08' 04";
THENCE along the said East right-of-way line of Bridge Creek Drive as follows:
in a Northerly direction along a curve to the right, having a radius of 295.89 feet, a central
angle of 26' 16' 04", for an arc distance of 135.65 feet to an iron rod set at a point of
tangency for comer, N 00' 08' DO' E a distance of 568.52 feet to an iron rod set for an
angle point, and N 05' 36' 21" W a distance of 50.00 feet to the PLACE OF BEGINNING and
containing 8.418 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of
the public forever all streets, alleys, parks, water courses, drains, easements and public
places thereon shown for the purposes and considerations therein expressed.
