FIELD NOTES
A 0.573-acre tract of land out of the Robert Evans Survey, Abstract No. 74, Wichita County,
Texas, and being Lots 102 and 103, Canyon Trails, Section One, an addition to the City of
Wichita Falls, Texas, as recorded in Volume 27, Pages 143-144, Wichita County Plat
Records, said 0.573-acre tract being more specifically described by metes and bounds as
follows:
BEGINNING at a 1/2-inch iron rod in the west right-of-way line of Canyon Trails Drive, a
dedicated city street, being the southeast corner of Lot 103 of said Canyon Trails, Section
One, and the northeast corner of Lot 104-B, Canyon Trails, Section One, an addition to the
City of Wichita Falls, Texas, as recorded in Volume 27, Page 452-453, Wichita County Plat
Records, for the southeast corner and PLACE OF BEGINNING of this tract,
THENCE SOUTH 75016'05" WEST 151.00 feet along the south line of said Lot 103 and the
north line of said Lot 104-B to a 1/2-inch iron rod in the east line of Lot 108-A of said
Canyon Trails, Section One, being the southwest comer of said Lot 103 and the northwest
corner of said Lot 104-B for the southwest corner of this tract;
THENCE leaving the north line of said Lot 104-B, NORTH 03°13'07" WEST 57.64 feet
along the west line of said Lot 103 and the east line of said Lot 108-A to a 1/2-inch iron rod
being an angle point in the east line of said Lot 108-A, the northwest corner of said Lot 103
and the southwest corner of said Lot 102 for an angle point in the west line of this tract;
THENCE leaving the west line of said Lot 103, NORTH 38007'00" WEST 70.00 feet along
the east line of said Lot 108-A and the west line of said Lot 102 to a 1/2-inch iron rod being
the northwest corner of said Lot 102 and the southwest corner of Lot 101-A, Canyon Trails,
Section One, an addition to the City of Wichita Falls, Texas, as recorded in Volume 27,
Page 287, Wichita County Plat Records, for the northwes corner of this tract,
THENCE leaving the east line of said Lot 108-A, NORTH 48038'00" EAST 164.21 feet along
the north line of said Lot 102 and the south line of said Lot 101-A to a 1/2-inch iron rod in
the west right-of-way line of said Canyon Trails Drive being the northeast corner of said Lot
102 and the southeast corner of said Lot 101-A for the northeast corner of this tract;
THENCE leaving the south line of said Lot 101-A, along the west right-of-way line of said
Canyon Trails Drive, and along a curve to the right having a radius of 286.84 feet, an arc
length of 176.57 feet, and whose chord bears SOUTH 22035'32" EAST 173.80 feet to a
1/2-inch iron rod being a point of non -tangency in the east line of said Lot 103 and in said
west right-of-way line for a point of non -tangency in the east line of this tract;
THENCE SOUTH 06020'00" EAST 22.42 feet along the east line of said Lot 103 and said
west right-of-way line to the PLACE OF BEGINNING, and containing 0.573 acres of land,
more or less.
