A 2.040 acre tract of land out of the Robert lawns Survey, Abstract 74, Wichita County, Texas, being more
commonly known as Lot 58 and Lot 136A, Secton 6, Canyon Trails, an addition to the City of Wichita Falls,
Texas, as recorded in Volume 27, Pages 991-992, Wtchito County Plat Records, and being more specifically
described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod being the most southerly comer of Lot 131-B, Canyon Trails, Section Five,
an addition to the City of Wichita Falls as recorded in Volume 27, Page 1000. of the Wichita County Plat
Records, and being the northwest comer of Lot 136A, Canyon Trails, Section Six, also an addition to the City
of Wichita Falls as recorded In Volume 27, Pages 991 and 992 of the Wichita County Plat Records for the
northwest comer and PLACE OF BEGINNING of this tract;
THENCE NORTH 48'59'23" EAST 131.00 feet along said south line of said Lot 131-B to a 1/2 inch iron rod for
the southwest comer of Lot 130, said Section Five for a Northerly comer of this tract;
THENCE NORTH 77'54'23" EAST 205.80 feet to a 1/2 inch iron rod in the west right-of-way line of Canyon
Ridge, a dedicated street, for the most northerly northeast comer of said Lot 136-A and of this tract;

of curvature;
