WHEREAS, William H. Clement and Beverly Preston McManus are the owners of
a tract of land out of James Walker Survey, A-328, Wichita County, Texas,
described as follows:
BEGINNING at a spike found in the North line of James Walker Survey, A-328,
East 937.0 feet from its Northwest corner, said spike being the Northwest corner
of a 51.213 acre tract of land conveyed to William H. Clement and H.C. Preston,
Jr. recorded in Volume 1151, Page 303, and Volume 1151, Page 278, Wichita
County Deed Records and also being on the centerline of Bailey Road;
THENCE with the North line of said James Walker Survey and the center of
Bailey Road, East 100.0 feet to a spike for the Northeast corner of this tract;
THENCE South, at 40.0 feet pass an iron rod set in fence, continuing South, in
all a distance of 200.0 feet to an iron rod, for the Southeast corner of this tract;
THENCE West 100.0 feet to an iron rod set in fence for the Southwest corner of
this tract;
THENCE with fence North at 160.0 feet pass iron rod in fence, continuing North,
in all 200.0 feet to the PLACE OF BEGINNING and containing 0.459 acre of land.
The owners of the land shown on this plat and whose names are
subscribed thereto, and in person or through a duly authorized agent, hereby
dedicate to the use of the public forever, all streets, alleys, parks, water courses,
drains, easements and public places thereon shown for the purposes and
