WHEREAS, Johnny Baxter Cooley is the owner of a tract of land out of the Wm. Mayer
Sur. , Abst. 193 and part of J. T. Tyer Sue. Abst. 568, Wichita Co. Tx. and being out
of a certain 6 acre tract; described as First Tract in deed, dated Feb. 16, 1959, exe-
cuted by Leonard Jack Frost to W. T. Yancey, of record in Vol. 762, Page 451, said Lot
1, Cooley Subdiv. out of this tract being more specifically described as follows:
Beginning at a z inch reinforcing rod, in place, in the Fast. Riqht-of-way line of
F. M. Hwy. 369, from which the Northwest corner of Blk. 3, of Kemp's Subdiv. of the Wm.
Mayer Sur. bears South 04 degrees, 18 minutes West, 81 feet; the beginning point of this
tract and Southwest Corner. ages.
Thence North 16 degrees, 59 minutes, .1-d seconds, West 238.45 feet, along a chord
of a curve to the left, which has a radius of 1970 feet, along said R/W to the end of
said curve, at an angle in said R/W, reset a 'z inch reinforcing rod.
Thence North 89 degrees, 29 minutes Fast, 316.45 feet set a � inch reinforcing rod
Thence South 10 degrees, 24 minutes, 13 seconds, West 232.87 feet, set a :z inch re-
inforcing rod in the North line of Kovarik Rd.
Thence South 89 degrees, 29 minutes West 204.69 feet, along the North line of Kov-
arik Rd. to the place of beginning and containing 1.37 acres of land, more or less.
The owner of the land shown on this plat and whose name is subscribed thereto, her,;
by dedicates to the public forever all streets, alleys, parks, water courses, drains,
easements and public places thereon shown for the purposes and considerations therein
expressed.
