BEGINNING at an iron rod found in the. North line of Seymour Highway at the Southwest
corner of a tract of land conveyed to Deborah Grover Hawkins & Daniel Keith Grover as
recorded in Volume 2499, Page 635, Official Public Records of Wichita County, for the
Southeast corner of this tract;
THENCE S 66' 27' 20" W, with the North line of Seymour Highway, a distance of 240.47 feet
to an iron rod found at the Southeast corner of tract of land conveyed to Terrance Van
De Vyvereby deed recorded in Volume 2393, Page 337, Official Public Records of Wichita
County, for the Southwest corner of this tract;
THENCE N 23' 18' 49" W, with the East line of said Van De Vyvere tract, at 197.75 feet pass
an iron rod found for reference and continuing on the some course a total distance of
213.05 feet to an iron rod set in the centerline of an irrigation canal in a curve to the left
having a radius of 100.00 feet;
THENCE Northeasterly with the centerline of said irrigation canal and said curve to the left an
arc distance of 193.29 feet (Chord = N 50' 48' 49" E - 164.58 feet) to an iron rod found
at the end of said curve to the left;
THENCE N 02' 53' 38" W, continuing with the centerline of said irrigation canal, a distance of
231.42 feet to an iron rod set at the most Westerly Southwest corner of said Hawkins/Grover
tract, for the Northeast corner of this tract;.
THENCE S 23' 29' 09" E, with the West line of said Hawkins/Grover tract, at 42.9 feet pass
an iron rod found for reference and continuing on the some course a total distance of
473.97 feet to the PLACE OF BEGINNING and containing 1.43 acres of land.
THEREFORE, the owner of the. land shown on this plat and whose name is subscribed
hereto, and in person or through a duly authorized agent hereby dedicates to the use of the
public forever all streets, alleys, parks, watercourses, drains, easements and public places
thereon shown for the purpose and consideration therein expressed and further warrants that
