WHEREAS, James R. Cyrus is the owner of a 0.739 acre tract of land out of G. W.
Scott Survey Abstract 254, Wichita County, Texas, said tract of land being a part
of the South 30 acres of a 150 acre tract conveyed to J. M. Shook by J. T. Holcomb
in Volume 169, Page 96, Wichita County Deed Records, said 0.739 acres being more
particularly'described as follows:
COMMENCING at a point in the center line of City View Drive, a point in the
South line of Lot 1B Mobil Addition extended, aL=o being the Northeast corner of
the said 30 acre tract.
THENCE South 00 degrees, 14 minutes, 53 second:: Fast 140.0 feet along the cen-
ter line of City View Drive and the East line of said 30 acre tract, the beginnin
;point of this tract.
THENCE continuing South 00 degrees, 14 minutes, 53 seconds East 140.0 feet
along the center line of City view Drive and East line of 30 acre tract to the
Southeast corner of this tract.
THENCE North 79 degrees, 42 minutes, 32 seconds West, at 35.60 feet set a
inch reinforcing rod in the West right-of-way line of City View Drive, in all
233.94 feet to the Southwest corner of this tract, set a z inch reinforcing rod
in the City Limits line of the City of Wichita Falls, Texas.
THENCE North,00 degrees, 14 minutes, 53 seconds West 140.0 feet along the said
City Limits line, set a � inch reinforcing rod for the Northwest corner of this
tract.
THENCE South 79 degrees, 42 minutes, 32 seconds East, at 198.34 feet set a 'g
inch reinforcing rod in the West right-of-way line of City View Drive, in all
233.94 feet to the place of beginning and containing 0.739 acres of land of which
0.112 acres lies in City View Drive, leaving a net acreage of 0.627 acres.
The owner of the land shown on this plat and whose name is subscribed thereto
