Valley Farms, Wichita County, Texas, described by metes and bounds as follows:
BEGINNING at an iron rod in the West line of Unit 63, Wichita Valley Farms, said
point being in the intersection of the East line of Peterson Road and the North
line of F. M. Highway No. 367, said point also being North 5.0 feet from the
Southeast corner of Unit 63 as recorded in Volume 3, Pages 148, 149, 150 and 151,
Wichita County Plat Records, for the Southwest corner of this tract;
THENCE N 00' 50' W with the West line of Unit 63 and the East line of Peterson
Road a distance of 972.5 feet to an iron rod for the Northwest corner of this
tract;
THENCE N 89` 26, E a distance of 1991.3 feet L., an iron rod in the East line of
Unit 63 for the Northeast corner of this tract;
THENCE S 01° 07' E with the East line of Unit 63 a distanc.: of 971.4 feet to an
iron rod in the North line of F. M. Highway No. 367, said point. heing 5.0 feet
North of the Southeast corner of Unit 63, for the Southeast corner o1 L.his tract;
THENCE S 89` 24' W with the North Line of F. M. Highway No. 367 a diuc.dnce of
1996.07 feet to the PLACE OF BEGINNING and containing 44.482 acres of land.
The owner of the land shown on this plat and whose name is subscribed thereto,
and in person or through a duly authorized agent, hereby dedicated to the use
of the public forever. all streets, alleys, parks, water courses, drains,
easements and public places thereon shown for the purposes and considerations
