WHEREAS, Rood King, LP is the owner of Lot 1-B, Block 1, Northview Addition, Wichita Falls,
Texas, as recorded in Volume 27. Pages 808-809, Wichita County Plat Records, and being
more specifically described by metes and bounds as follows;
BEGINNING at an iron rod found at the Northeast corner of said Lot 1-B, Block 1 Northview
Addition, said iron rod is also in the West line of City View Lane;
THENCE S OO'll' E with the West line of City View Lane, a distance of 192.52 feet to an iron
rod set, for the most Easterly Southeasterly comer of this tract, said rod is also the
Northeast corner of Lot 1-A, of said Lakeside Village;
THENCE S 89'49' W with North line of said Lot 1-A, a distance of 255.75 feet to the
Northwest corner of Lot 1-A, for an ell corner of this tract;
THENCE S 00'08' W with the West line of said Lot 1-A, a distance of 256.14 feet to an Iron
rod set in the North line of Northwest Freeway, for the Southwest corner of Lot 1-A, and
the most Southerly Southeast corner of this tract;
THENCE with the North line of Freeway as follows: N 89'52' W, a distance of 46.32 feet to a
highway monument found at an angle point, S 87'53' W. a distance of 650.28 feet to a
highway monument found for an angle point, N 89'39' W. a distance of 30.34 feet to an iron
rod found at the beginning of a curve to the right having a radius of 11460.00 feet;
THENCE in a Westerly direction with said curve to the right for an arc distance of 238.41
feet (chord bears N 89'23' W-238.41 feet) to an iron rod found on the Southwest corner of
Lot 1-B;
THENCE leaving said Freeway, N 00'16' E with the West line of said Lot 1-B, a distance of
467.77 feet to an iron rod found at the Northwest corner of Lot 1-B;
THENCE N 89'52' E a distance of 1218.52 feet to the PLACE OF BEGINNING and containing
11.36 acres of land.
THEREFORE, the Owner of the land shown on this plat and whose name is subscribed
thereon and in person or through a duly authorized agent, hereby dedicates to the use of
