metes and bounds as follows:
BEGINNING at an iron rod found at the Southwest corner of said Lot 11, Block 3,
Northridge Estates, Section 2, said iron rod also being in the North right-of-way line of
Northview Drive, a dedicated street, for the Southwest corner and PLACE OF BEGINNING of
this description;
THENCE leaving sold North right-of-way line of Northview Drive, N 00' 08' 33" E along
the West line of said Lot 11. a distance of 105.01 feet to an iron rod found at the
Northwest corner of said Lot 11 for the Northwest comer of this tract, said rod also being
the Southwest corner of Lot 13, Block 3, of the above mentioned Northridge Estates, Section
2;
THENCE N 8T 27' 05" E along the South line of said Lot 13, Block 3, a distance of
134.76 feet to an iron rod found at the Northeast corner of the above said Lot 12 for the
Northwest corner of this tract, said rod also being the Southeast corner of said Lot 13 and
being in the West right-of-way line of the above mentioned Northview Drive;
THENCE along the right-of-way lines of Northview Drive as follows:
S 00' 24' 20" W a distance of 86.59 feet to an iron rod found at the beginning of a curve
to the right, having a radius of 25.0 feet and a central angle of 89' 37" 06";
in a Southeasterly direction along said curve for an arc distance of 39.11 feet to an iron
rod found at the end of said curve for corner; N 89' 50' 43" W a distance of 109.16 feet
to the PLACE OF BEGINNING and containing 0.331 acre of land.
THEREFORE, the Owners of the land shown on this plat and whose names are
subscribed thereon and in person or through a duly authorized agent, hereby dedicate to the
use of the public forever all streets, alleys, parks, water courses, drains, easements and
public places thereon shown for the purposes and considerations therein expressed.
