A 0.416-acre tract of land out of Block 12, Denton County School Lands and being all of Lots 35 and 36 of Block 8
of Hill & Hill Heights, Section 1, Unit 6, an addition to the City of Wichita Falls, Texas, as recorded in Volume 27,
Pages 1122-1123, Wichita County Plat Records, said tract being more specifically described by metes and bounds
as follows:
BEGINNING at a 1/2-inch iron rod in the north right-of-way line of Van Dorn Drive, a dedicated city street, said rod
being the west comer of said Lot 35 for the west corner and PLACE OF BEGINNING of this tract;
THENCE NORTH 53"30'24" EAST 126.46 feet along the northwest line of said Lot 35 to a 1/2-inch iron rod being
the north corner of said Lot 35 for the north corner of this tract;
THENCE SOUTH 37'04'59" EAST 62.90 feet along the northeast line of said Lot 35 to a 1/2-inch iron rod being the
east corner of said Lot 35 and the north corner of said Lot 36 for an angle point in the northeast line of this tract;
THENCE SOUTH 65'28'15" EAST 59.94 feet along the northeast line of said Lot 36 to a 1/2-inch iron rod being the
