LEGAL DESCRIPTION
A 0.59-acre tract out of Block 3 of the Kemp 8 Newby Subdivision of the Cherokee County School
Lands Survey, Abstract No. 33, Wichita County, Texas, being all of Lot 1, Block 6, High Point Village,
Section 9, an addition to the City of Wichita Falls, Texas, as shown on that map or plat thereof
recorded in Volume 28, Page 312, Wichita County Plat Records, and being more specifically
described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod found at the southwest corner of said Lot 1 being the point of
intersection of the current north right-of-way line of West Rathgeber Road With the east fight -of -way
line of Professional Drive, both being 60-foot Wide dedicated public roads, for the southwest comer
and POINT OF BEGINNING of this tract;
THENCE NORTH 00°56'10" EAST 78.67 feet along the west line of said Lot 1 and the east
right-of-way line of said Professional Drive to a 1/24nch iron rod found at a point of curvature in the
west line of said Lot 1 and in the east right-of-way line of said Professional Drive for a point of
curvature in the west line of this tract;
THENCE in a northerly direction along the west line of said Lot 1, along the east right-of-way line of
said Professional Drive, and along a Curve to the right having a radius of 340.79 feet, an arc length of
91.71 feet, and whose chord bears NORTH 08°36'32" EAST 91.43 feet to a 1/2-inch iron rod found
at the northwest comer of said Lot 1 and the southwest corner of Lot 7 of said Block 6 for the
northwest corner of this tract;
THENCE leaving the east right-of-way line of said Professional Drive, NORTH 70°25'27" EAST
132.16 feet along the north line of said Lot 1 and the south line of said Lot 7 to a 1/2Anch iron rod
found at the northeast comer of said Lot 1, the southeast comer of said Lot 7, the southwest comer
of Lot 5 of said Block 6, and the northwest corner of Lot 4 of said Block 6 for the northeast comer of

THENCE SOUTH 00°52'00" WEST 215.43 feet along the east line of said Lot 1 and the west lines of
Lots 2, 3, and 4 of said Block 6 to a 1/2-inch iron rod found on the north rightof-way line of said West
