Vc: .V. ti:._,: Ii i 5 9 F_3 -y a .. ,, ... ...., 9 ti_F 5' ° t_.. ..r STATE OF TEXAS COUNTY OF WICHITA WHEREAS, Best Investments is the Owner of 5.20 acres of land out of Block 3, Kemp & Newby Subdivision of Cherokee County School Land, Wichita Falls, Wichita County, Texas, described by metes and bounds as follows: BEGINNING at a point in the South line of said Block 3, which is also the centerline of West Rathgeber Road, said point is the Southwest corner of High Point Village, Section 8 as shown on a plat recorded in Volume 28, Page Wichita County Plot Records, for the Southeast corner of this tract; THENCE N 89' 08' 00" W along said Block line and said centerline a distance of 451.29 feet to a point in the East line of Professional Drive, for the Southwest corner of this tract; THENCE N 00' 56' 10" E with the East line of Professional Drive, at 30.00 feet pass an iron rod set of the intersection of the North line of West Rathgeber Road and the East line of Professional Drive, and continuing on some course, in all a distance of 108.67 feet to an iron rod found at the beginning of a curve to the right having a radius of 340.79 feet and a central angle of 19' 50' 20"; THENCE in a Northeasterly direction with the East line of Professional Drive and with said curve to the right an arc distance of 118.00 feet to an iron rod found at the end of curve, the chord of this arc segment is N 10' 49' 13' E-117.41 feet; THENCE N 20' 46' 30" E with the East line of Professional Drive a distance of 397.11 feet to an iron rod found at the Southwest comer of Lot 1-A, Block 9, High Point Village, Section 2 as shown on plat recorded in Volume 26, Pages 45 and 46, Wichita County Plat Records, said iron rod also being the Northwest corner of this tract; THENCE with the boundary of High Point Village, Section 2 as follows: S 69' 19' 4a" c-135 07 feet to an iron rod found; and N 86' 25' 42" E-96.92 feet to an iron rod found; THENCE N 80' 55' 51" E along the South line of said Section 2 a distance of 72.16 feet to a mag nail found at the Northwest corner of High Point Village, Section 8, for the Northeast comer of this tract; THENCE with the West line of High Point Village, Section 8, S 00' 52' 00" W, at 541.59 feet pass an iron rod found in the North right-of-way line of West Rathgeber Road, and continuing on some course, in all a distance of 571.59 feet to the PLACE OF BEGINNING and containing 5.20 acres of land.
