said tract being more specifically described by metes and bounds as follows:
Beginning at a point in the West right-of-way line of Spur 325 (Sheppard
Access Road), for the Northeast corner of Samuel Subdivision, an addition to the
City of Wichita Falls, Texas; said point bears East 2536.18 feet and North 4464.06
f set from the Southwest corner of the above mentioned Thomas Curry Survey, A-344,
for the Southeast corner of this tract and place of beginning of this description;
Thence along the West right-of-way line of said Spur 325 (Sheppard Access
Road) as follows:
Thence North 070 57' East 41.10 feet to a point of tangency of a

Thence along said 2. 584 degree curve to the left, having a central
angle of 020 49' 05. 2" and a radius of 2217.01 feet a distance of 109. 04 feet
to a point in a second curve, the bearing of the tangent to said second curve
