BEGINNING at a highway department monument N 000 47' 10" E 65.00 feet and
S 890 15' 15" E 204.57 feet from the Southwest corner of Block 43, Kemp &
Newby Subdivision of Cherokee County School Land, said point being at the
intersection of the East right-of-way line of Old U.S. Highway No. 281 and the
North right-of-way line of Rathgeber Road, for the Southwest corner of this tract;
THENCE N 130 54' 27" W along the East right-of-way line of said Highway No.
281, parallel with and 50.00 feet at right angles from the centerline of said
highway, 688.23 feet to an iron rod set at the Intersection of said highway with
the East right-of-way line of Ditto Lane,
THENCE N 000 47' 10" E along the East right-of-way line of said Ditto Lane,
parallel with and 30.00 feet at right angles from the West line of Block 43, Kemp
& Newby Subdivision, a distance of 379.30 feet to the Southwest corner of a
1.787 acre tract owned by Texas Electric Service Company;
THENCE N 700 24' 08" E along the South right-of-way line of said 1.787 acre
tract 953.49 feet to a TESCO monument found at its Southeast corner in the
West right-of-way line of U.S. Highway No. 281 Expressway;
THENCE S 210 21' 40" W along the West right-of-way line of said expressway
207.00 feet to a highway department monument at an angle in said right-of-way
line;
THENCE S 250 27' 33" W along said West right-of-way line 160.61 feet to a
highway department monument at an angle in said right-of-way line;
THENCE S 290 30' 20" W along said West right-of-way line 273.24 feet to a
highway department monument at an angle in said right-of-way line;
THENCE S 210 23' 00" W along said West right-of-way line 852.13 feet to a
broken highway department monument in the North right-of-way line of Rathgeber
Road;
THENCE N 890 15' 15" W along the North right-of-way line of said Rathgeber
Road, parallel with and 65.00 feet at right angles from the centerline of said road
148.35 feet to the PLACE OF BEGINNING and containing 14.157 acres of land.
THEREFORE, the owner of the land shown on this plat and whose name
is subscribed thereto, and in person or through a duly authorized agent, hereby
dedicates to the use of the public forever, all streets, alleys, parks, water
courses, drains, easements, and public places thereon shown for the purposes
and considerations therein expressed.
